Everything Included in Your Inspection
Your inspection is a visual examination of the property’s accessible structure and systems, conducted with care and attention to detail. I take my time, I explain what I’m finding as I go, and I make sure you leave knowing exactly what condition the property is in. Attending your inspection is always encouraged. There’s no better way to understand a property than to walk through it alongside me.
Structural Systems
I examine the foundation, framing, floors, walls, ceilings, and roof structure for signs of movement, damage, or conditions that could affect the building's integrity over time.
Roofing
The roof is one of the most significant components of any property. I assess the covering material, flashing, gutters, downspouts, skylights, and any visible penetrations for current condition and potential concerns.
Electrical Systems
I evaluate the main panel, visible wiring, outlets, switches, and grounding. Electrical deficiencies are taken seriously because they often represent real safety hazards.
Plumbing
Visible supply and drain lines, water pressure, fixtures, water heaters, and drainage function are all part of what I look at. I'll flag anything that indicates leaks, aging components, or code-related concerns.
Heating, Ventilation & Cooling
The HVAC systems in a home are expensive to replace and critical to comfort. I inspect the furnace, air conditioning equipment, ductwork, and ventilation systems, noting age, condition, and any operational issues.
Appliances
Installed appliances that stay with the property are included in the inspection. I test them for basic functionality and note anything that isn't operating as expected.
