Your Trusted Partner for an Informed Purchase or Sale

Kansas Licensed Inspector InterNACHI Certified KCIU Graduate

Hiring a qualified home inspector matters more than most people realize, and it starts with understanding who’s actually walking through the property. I’m Jared Hodges, the owner and founder of Integrity Property Consultants, and I’ve spent the better part of my life immersed in the world of construction and building.

My experience didn’t start with a classroom. It started on job sites, learning how buildings go together from the people who built them. A pivotal moment came in 1995 during a community blitz build that brought five homes from the ground up in just five days. The kind of precision and coordination that project demanded shaped how I think about construction to this day. You can’t cut corners when you’re working that fast, and you can’t cut corners when you’re inspecting a property that someone is about to stake their financial future on.

I founded Integrity Property Consultants on three things: thoroughness, transparency, and integrity. Those aren’t buzzwords. They’re how I show up for every client, whether you’re buying your first home or evaluating a commercial property. I hold a Kansas inspector’s license, I’m InterNACHI certified, and I’m a graduate of KCIU. My training gives me a strong technical foundation. My background in construction gives me something you can’t learn in a classroom: an eye for how buildings actually behave and where problems tend to hide.

Built for Negotiation

The inspection report I deliver gives you real leverage. Buyers can use documented findings to negotiate price reductions or repair credits. Sellers who inspect before listing can handle issues in advance, price accordingly, and reduce the risk of deals falling apart.

Focused on Your Safety

Not every inspection finding is a budget issue. Some are safety issues. I pay close attention to things like electrical problems, structural concerns, and any condition that could pose a risk to the people living in the home. You’ll know exactly what I find and why it matters.

Helping You Plan Ahead

A property’s condition isn’t just about what’s broken today. I’ll point out major components that are aging or showing wear so you can anticipate future costs and make a realistic budget. No surprises six months down the road.

Confidence in Every Transaction

Whether you’re buying, selling, or investing, going into a real estate transaction with a thorough inspection behind you changes everything. You’ll be able to move forward knowing you have the full picture, not just what the listing says.
